It's fairly clean, modern hotel and the staff is amicable and really friendly. Everything is nice, the room is lovely modern with a full complimentary tea tray of drinks as well as a shared bathroom. The location is great and fab, 3 km from Royal Botanic Garden Edinburgh.

This was a perfect and magnificent location right by the promenade and Lord Street, pubs very central and the shops, promenade and Convention Centre. The breakfast was sensational and met requests.
